Eighteen months of campaigns and 2,507 conversations: advertising by area paid off the most

Meta campaigns by property and by area, running nonstop since May 2025, with an average of ₡88,000 a month.

Real estate advisory in the east: houses, apartments, penthouses and lots in Curridabat, Montes de Oca and La Unión.

Results

  • 2.507conversations

May 2025 to October 2026, 18 straight months.

  • ₡512per conversation in area campaigns

1,006 conversations, versus a ₡635 average across the whole account.

  • ₡413per conversation in Curridabat

Curridabat properties campaign, July to October 2026: 196 conversations.

  • 322conversations in one month

    May 2026, at ₡541 each.

The challenge

Moving an inventory that changes all the time (houses, apartments, penthouses and lots) and finding the way of advertising that brings the most conversations for every colón.

What we did

  • Campaigns for featured properties and campaigns by area (Curridabat, Montes de Oca, La Unión and the east).
  • Ads that lead straight to a messaging conversation.
  • Monthly measurement of the cost per conversation to move budget toward what works.

What we learned

Area campaigns cost ₡512 per conversation and investment land campaigns ₡1,324, more than double. Having each type of ad in its own campaign is what makes that difference visible and lets the budget go where it pays off. In real estate each conversation usually costs more than in other businesses; with an average of ₡88,000 a month, the account added up to 2,507 conversations with interested people.
